K&A Chartered Surveyors were appointed to provide Project Management services for the emergency external repair and decoration programme to a commercial property which is located near the A3 road in South West London.
Some of the works included but were not limited to repairs to the coping stones, hacking out of the dangerous/loose render and re-rendering and decorating the external walls.
Some of the works were undertaken to a telecommunication mast tower and special measures were implemented to safeguard the workers from the radiation. We ensured that all works complied with the Construction Design Management Regulations 2015 as well as the Health and Safety at Work Act, by preparing risk assessments, method statements and all other associated documentation.
Our team worked hard to ensure that all stages of the project were completed to the funds available, within time frames and causes minimal disruption to commercial building users. The project has now reached the stage of Practical Completion.
As part of our services, we have undertaken a variety of tasks including:
- Initial consultation with the Clients to discuss the project brief.
- Undertaken a site visit and prepared a series of Schedules of Works for different stages of the external repair and decoration works.
- Prepared and submitted the Tender documentation to the tradesmen.
- We have undertaken Tender Analysis and recommended the most suitable Contractor to use for the project.
- We have submitted and maintained documentation relating to Construction Design Management Regulations 2015 as well as all other health and safety legislation.
- We carried out regular site meetings and visits in order to monitor progress, ensuring smooth running of the project.
- Issued interim certificates and contract instructions for any variations during different stages of the Contract.
- As a Contract Administrator, we have issued the certificate of Practical Completion.
