REGULATED BY
SURVEYS
RICS-regulated building surveys, reports and schedules across Kent, London, Essex, Surrey, Sussex and the surrounding areas.
CHOOSING THE RIGHT REPORT
Different properties and different situations call for different surveys. Whether you are buying a home, taking on a commercial lease or worried about a single defect, we will tell you plainly which report you actually need, then prepare it in full. Every survey is carried out by a Chartered Surveyor regulated by the RICS, and we always call you afterwards to talk through what we found.
LEVEL 3 BUILDING SURVEY
Categorised by the RICS as a Level 3 survey, this is the most detailed survey available. It is written bespoke to the property you are purchasing and gives you the information you need to decide how to proceed, with the peace of mind that matters on one of the largest purchases of your life.
Level 3 Building SurveyLEVEL 2 HOMEBUYER SURVEY
An RICS Level 2 report, recommended for properties of modern construction. It is not as in depth as a Building Survey and our fees reflect that, and we still contact you after the inspection so you can make an informed decision.
Level 2 Homebuyer SurveySPECIFIC DEFECT REPORT
For when one particular problem is the concern rather than the whole property. If you are worried about a specific crack or an area of dampness, we will inspect that defect and report on it directly.
Specific Defect ReportSCHEDULE OF CONDITION
Records the condition of a property in its current state, in both photographs and text. Usually produced on a commercial property before a new lease begins, where as a tenant it can save you large sums by limiting your liability. Also used where a neighbour’s works could cause damage to your property.
Schedule of ConditionSCHEDULE OF DILAPIDATION
Terminal schedules are served at the end of a commercial lease, interim schedules during it. Both record breaches of the lease covering alterations, statutory obligations, repairs and decoration, with a cost estimate for the remedial works. Most commercial leases allow our fees to be recharged to the tenant.
Schedule of DilapidationDRONE ROOF INSPECTION
A safer, quicker and more cost-efficient way to inspect a roof or high-level elevation than traditional access equipment, with high-resolution imagery included in your report.
